A “limited service” broker does limited service for a reduction in their commission. Most “limited service” brokers will charge you a flat fee to list your property in the MLS. But where are they when you need them most? Where are they when an agent is trying to schedule an appointment to see your home and you can’t be reached? Where are they when you are negotiating the contract with another aggressive agent? Where are they during inspections? Where are they during the negotiation of repairs? A “discount” broker may be able to attract buyers to your home, but those buyers will probably expect to pay less for your home. Just imagine, if a “limited service” broker is willing to “discount” his/her own commission, what will they do when it comes to the price of your house?
