     With all the new condo projects being announced, I would like to share with you some details that are vitally important to a buyer when dealing with new construction.

     The on-site sales agent represents the builder only.  Some buyers go directly to the builder or builder’s on-site rep thinking that, by doing so, they can bypass paying a realtor’s fee.  Very important note – THIS IS NOT TRUE!  The price quoted by the on-site person is the same whether you have representation or not!  When a new home is sold to a buyer directly, any fees included in the contract price that are not a part of the actual contract price go back directly to the builder!  The on-site sales agent can represent you, but they will tell you that their loyalty is strictly and completely owed to their employer, the builder.  They will have no loyalty to you.  You need a professional to represent you and to look out for your best interests especially through times of tough negotiations.  Let the King represent you as your FREE Buyer’s Agent.
